Broom Finish vs Stamped Concrete: Cost, Look, and Durability

Comparing the two most popular concrete finishes for driveways and patios in the Charlotte area.

When homeowners ask us about finishes for a new driveway or patio, the conversation usually comes down to two options: broom finish or stamped concrete. Both are good. Both have their place. The right choice depends on where the slab is going, what you want it to look like, and how much maintenance you're willing to do over the years.

Here's how the two compare on cost, appearance, and durability for residential work in the Charlotte and Lake Norman area.

Broom finish: the practical workhorse

Broom finish is exactly what it sounds like. After the concrete is poured and floated smooth, we drag a stiff bristle broom across the surface to create fine ridges. Those ridges give the slab grip when it's wet, which makes it the standard finish for driveways, sidewalks, and any surface that needs to be safe in the rain.

Cost runs $6 to $12 per square foot installed depending on thickness, reinforcement, and site conditions. That's the cheapest finish we offer, and it's also the most durable. With proper installation and a sealer every three to five years, a broom-finish driveway will outlast 25 years without major issues. We've replaced 30-year-old broom-finish driveways that the homeowners were only replacing because they wanted a different look, not because the slab was failing.

The trade-off is appearance. Broom finish looks like concrete. It's clean, it's professional, but it's not going to wow anyone walking up to the house. For driveways that's usually fine. For patios and pool decks where you want the space to look intentional, it can feel utilitarian.

Stamped concrete: the upgrade option

Stamped concrete uses textured mats pressed into wet concrete to create the look of natural stone, brick, slate, or wood plank. With color worked into the mix and a tinted release agent applied during stamping, the finished surface can convincingly mimic flagstone, cobblestone, or whatever pattern you choose. From across the yard, most people can't tell stamped concrete from the real material.

Cost runs $12 to $22 per square foot installed depending on pattern complexity, color choices, and how detailed the work is. Around twice the price of broom finish for similar square footage.

The maintenance hit is real. The decorative sealer that gives stamped concrete its color depth and pattern definition wears out every two to three years. Skip the resealing and the color fades, the pattern looks washed out, and the surface becomes vulnerable to NC freeze-thaw damage. Resealing isn't expensive, but it has to happen on schedule.

For most homeowners, the right call breaks down by location. Driveways are best with broom finish or exposed aggregate because the practical considerations matter more than the visual upgrade. Patios, pool decks, walkways near the front entry, and outdoor entertaining areas are where stamped concrete earns its price. Those are the spots where appearance pays you back every time you use them.

Exposed aggregate is worth mentioning as a middle ground. It's a finish where we wash off the top layer of cement to reveal the decorative stone in the mix. It looks natural, has good slip resistance, and runs $9 to $14 per square foot. Some homeowners use it for driveways with stamped patios in the back, getting the best of both.
